International courier, parcel and express mail service giant, DHL, has signed a lease on 57,350 sq.ft of prime logistics space at a brand new industrial development that is currently under construction just outside Leeds City Centre on Pontefract Lane.
The deal sees DHL take just over six acres of the extensive new 16-acre industrial development, known as Total Park. DHL will use the impressive steel-framed building as a state-of-the-art parcel logistics centre.
Detailed planning permission for five further industrial and warehouse units, ranging in size from 9,200 sq.ft up to 58,000 sq.ft, has also been secured and work on these units is currently underway. DHL will occupy its new building by the Summer of 2020.
Total Park sits to the east of Leeds in the Aire Valley in a prominent location on Pontefract Lane and is Total Developments’ first major scheme in Yorkshire, following a number of successful developments in the North West. Total Developments acquired the site in 2018.
Total Developments has a long standing record of delivering high end multi-unit industrial estates across the UK. Focussing on the mid-box sector, it develops high end and institutionally accepted products suited to a variety of tenants. Total Developments mainly builds speculatively in prime locations with great infrastructure connectivity.
Ed Chantler, CEO of Total Developments, said: “We are very excited about this site and what it will offer both national and local occupiers. Alongside the successful letting to DHL, we already have strong occupier interest both on a freehold and leasehold basis across the site, which we hope will increase, as the steel frames go up early this year.”
Daniel Walker, from Gent Visick, said: “After overseeing the site’s prompt sale last year, we knew that there would be a high level of interest in these bespoke units that benefit from such a sought-after location. With excellent access to Leeds City Centre, which is just two miles away, and with Junction 45 of the M1 motorway being just one mile away, it’s an ideal location and these highly specified units will meet the requirements of almost any modern occupier.”
The remaining units are being marketed jointly by property consultancy Gent Visick and M1 Agency. Andy Hall, from M1 Agency, added: “We were delighted to secure an occupier such as DHL on plot 1. The remaining units will all benefit from secure yards, eaves heights that range from 7 – 12 metres and 24/7 B1, B2 and B8 use, we anticipate that the Yorkshire market will respond well to the remaining available units.”
Total Park is located off Pontefract Lane between the existing Cross Green Industrial Estate and the Leeds City Region (Aire Valley) Enterprise Zone. It is accessed directly off the A63 East Leeds Link Road Thornes Farm Roundabout.
